TERMS OF USE AND RENTAL POLICY AGREEMENT
Cleaning: Your accommodation will be cleaned at the beginning of your stay and provided with bed linens, towels, soap and all amenities based on the number of people confirmed at the time of the reservation. We kindly ask you to leave the accommodation in good order on departure.
Members Travelling: The number of people staying at the accommodation can not, under any circumstances, exceed the amount of people confirmed at the time of the reservation and listed on the confirmation email. Any additional person must be notified in advance and is subject to approval by the owner or by The Key to Italy.
Code of Behavior: You are supposed to respect your accommodation and its amenities, the neighbors, local traditions and rules of the area/city. In case your party fails to respect the code of behavior or if severe complaints are made to the owner by neighbors or local police, the owner has the right to ask the party to leave the property immediately. In such case the renters will lose all rights to any reimbursement. If any damage occurs, the owner will communicate the expenses to the renter and has the right to deduct them from the security deposit or from the renter's credit card.
Payment Methods: To secure your accommodation you are supposed to pay a reservation deposit via paypal, credit card or bank transfer according to the instructions given at the time of reservation. The booking will only be considered confirmed when the payment has been received.
Booking Confirmation: Once the booking is confirmed, The Key to Italy will immediately send you a confirmation email containing all the information regarding your booking such as: reservation deposit paid, remaining balance due on arrival, contact numbers to call during the stay, directions on how to reach the accommodation, and all the necessary and useful information.
Security Deposit and Damage fees: Depending on the property:
Check-in & Check-out: Check-in time is after 14:30 (2:30pm) unless differently specified or agreed. For late arrivals a check in fee may apply. Check-out time is at any time before 10:30am.
Although we do our best to accommodate your needs early check-ins are subject to owner approval and are possible only if no other guest is leaving the same morning you arrive, hence are difficult to confirm in advance. If you want to confirm an early check-in in advance we recommend to book the property also on the day prior to your actual arrival date.
Same goes for late check-outs, if you want make sure you can check-out later than 10:30 in the morning we recommend to book your accommodation for the day after the actual departure date as well.
Please make sure that The Key to Italy is appropriately notified of the time of your arrival. The time of arrival is very important in order to arrange the appointment with the proprietor/representative and to provide you with a set of keys.
Please advise in regards to any arrival schedule changes /delays caused by flights, traffic, etc... Make sure to print your confirmation email and bring it with you on your trip.
Cancellation and Refund Policy: Any cancellation or reservation change must be immediately communicated in writing to The Key to Italy as soon as possible.
Depending on when the cancellation notification date, the following fees are applied:
Refunds are provided in accordance to the cancellation policy.
Reservation Changes: A) If you need to reduce the number of days of the rental period, the Cancellation Policy will apply on the canceled days only. B) If you need to extend the rental period, The Key to Italy will check the availability before proceeding with the change of reservation: if the accommodation is available you will be asked for the cost for the additional stay; if the accommodation is not available, you have the choice to either confirm the original booking or cancel the reservation under the cancelation policy guidelines.
Property no longer available: In case the chosen Property is no longer available at the time of arrival due to an unexpected setback, damages or other inconveniences, The Key to Italy will offer an alternative accommodation with equal or higher value at no extra charge and with no obligation to you.
If, for any reason, you are not comfortable with the alternative accommodation proposed, we will immediately issue you a full refund and you'll be free to look for other places on your own.
ID Documents: It is a specific Italian legal requirement that the owner of an accommodation declares who'll be staying at his/her accommodation in Italy (also in case of short stays). This is why you'll be required to:
a) Email in advance a copy of the ID/Passports of every member travelling b) Present on arrival ID/Passports of every member travelling for the representative person at checkin to register your data.
Travel and Medical Insurance: We recommend to subscribe travel and medical insurance. To gather information on this matter please refer to the dedicated companies, some popular companies for your convenience are as follows: AIG (worldwide), Travelex , Travel and go (British).
Privacy Policy: We take your privacy very seriously, we use high ethical standards and respect your privacy.
The information we request when making your reservation is required in order to offer you a professional service. We will eventually disclose your personal information to our trusted third parties only and for the sole purpose of completing your booking through us. In accordance with European personal data protection laws, strict security procedures are observed at The Key to Italy, Ltd to prevent personal data misuse and unauthorized access.
Credit Card Information Management: When your credit card information is sent to us via Internet we use the latest, most secure technology available, which encrypts all your personal and credit card details. The encryption method used is the industry standard "Secure Socket Layer" (SSL) technology. Our SSL 128bit certificate has been issued by RapidSSL (www.rapidssl.com), a well known and trusted Certification Authority. The certificate is used to verify and authenticate our website and to build an encrypted and secure communication between your browser and our web server. Your credit card details will not be stored on our web server but will be kept on file at The Key to Italy, Ltd up to seven days after your departure date (considering that no damage had occurred to the accommodation during your stay). After this date, all your credit card details will be destroyed and no further use will be possible for The Key to Italy.
Security: Our server and network are protected by firewalls against unauthorized access. All of the computers and software we use to manage your requests are provided with antivirus software and are regularly monitored, tested and updated against security threats. Our staff is constantly trained to meet the highest security standards and procedures in accordance with our security policy.
Control over your data: You always have the right to review the personal data you eventually have stored with us. Please state "request personal information" in the subject line of your email. If your personal data is incorrect, we will change it or remove upon your request.

The Key to Italy is a booking agent company for travelers looking for private accommodations (i.e. Apartments & Villas) in Italy. The Key to Italy will not take over obligations and responsibilities with landlords and will not be responsible for dispute between the renter and the owner.
